STAGING A HOME TO SELL to get the most money in the least amount of time.


You only get ONE chance to make a GOOD 1st IMPRESSION.


EXTERIOR: Yard must be clean and tidy.

                     Front of home must be clean and neat

                     Landscaping trimmed and NO weeds.

                     DRIVEWAY AND WALKWAYS. Clean, swept and neat.

                     NO trip hazards.

                     NO torn down or unlicensed vehicles. Must be removed.


ENTRANCE: Door clean and attractive.

                        A wreath can make it inviting.


INSIDE ENTRY - to be inviting, neat and clean.

 

LIVING ROOM - arranged for conversation seating.

               Lighting in areas where needed.

               Windows and floors clean - carpets shampooed and stretched (if needed).

                                                           - Hardwood clean and polished.

                                                            - Pictures neat and impersonal. Not too many.

                                                           - Picture holes patched and painted.


DINING ROOM - table clean and polished. Staged with a centerpiece. Serving Dishes optional. Windows and floors clean - carpets shampooed and stretched (if needed).

                                                                - Hardwood clean and polished.

                                                                 - walls clean and neat.

                                                                - Pictures holes patched and painted. - Pictures neat and impersonal. Not too many.


KITCHEN - Counters cleared off. Floors neat and clean. Magnets off refrigerator.

                    Windows clean and sills not cluttered. Eating area clean and uncluttered.

                    Staged with some greens, etc. NO Medications laying around. They are to be out of sight. - NO Dirty Dishes, Pots or Pans

CLOSETS - YES, Buyers will look in your closets. Make sure they are neat and uncluttered.

ALL BATHROOMS - CLEAN and neat.

                        - Counters NOT cluttered. (Daily needed items can be put into a basket and placed in cabinet under the counters or in linen closet).

                        - NO medications laying around. Must be out of sight.

                        - Towels Neatly folded or neatly placed on Towel Bars.

                               Towel Colors to complement the rooms.

                        - Sinks, toilets, tubs and showers must be really CLEAN.

                               Toilet seat and lid DOWN.

                               Air freshened.


FAMILY ROOM - staged for conversation and cozy. Arranged in an inviting manner.

                     Windows and floors clean - carpets shampooed and stretched if needed.

                     If there is a Fireplace it is to be clean and excess ashes removed.

                                                               - Carpet shampooed and stretched(if needed).

                                                               - Hardwood clean and polished.

                                                               - Picture holes patched and painted.

                                                               - Pictures neat and impersonal. Not too many.

                                                               - walls clean and neat.


LAUNDRY ROOM/AREA - to be clean, neat and orderly. NO dirty clothes laying around.

                                                                 

STORAGE ROOMS/AREAS - everything neat and orderly. Keep items away from Electrical Box, Furnace and water heater. Filters recently changed and clean.


REAR EXTERIOR - Decks and Patios neat and clean. NO clutter. Decks powered washed and sealed if it is the right time of year to do so. Yard neat and clean - grass mowed, planting beds clean and weeded. Trees and Shrubs trimmed. Any dead landscaping removed.


       Sheds, Child’s Play Set and Fencing - Clean and painted, if needed and right time of year.

 

GARAGE(S) - Neat and organized. No Oil or Grease on the floors. Buyer must be able to see size and visualize there car(s) in there. Tools neatly organized. Trash cans cleaned and not “Smelly”. If there is living area above the garage, the garage must have “FIREPROOF” drivewall between the garage and the living area.


ELECTRICAL - Make sure everything is up to code and that you do NOT have a “ZYNSCO”, “SYLVANIA” or “FEDERAL PACIFIC” panel box which are now obsolete and MUST be replaced. Make sure all Breakers are properly labeled as to what they serve. Your Kitchen, ALL BATHROOMS and LAUNDRY AREA MUST HAVE GFI RECEPACLES.


CHANGE burned out light bulds.

REPLACE worn window treatments including blinds

REPLACE filters and clean heating grates

MUST NOT HAVE hanging wires of any kind. NO Open junction boxes.

HAVE A MAINTENANCE INSPECTION ON ALL HVAC COMPONENTS.

NO CLUTTER if it is past it’s time, get rid of it. Or rent a storage unit. You will be moving it anyway.



If you have an older home, it is sometimes wise to have a Home Inspection performed so you know what issues you may have when the home is sold. That way, you have NO surprises.
